Buying in California: the state layer

Property tax — 0.72% effective

The Census Bureau's ACS 2025 medians put California's typical bill at $5,537 on a $770,700 home — an effective 0.72%. Effective rates blend every local levy into one comparable number; your parcel's assessed value and local rates set the real bill.

California's property-tax quirk

Proposition 13: base levy capped at 1% of assessed value (plus voter-approved debt); assessed (factored base-year) value grows at most 2%/yr; reassessment to market value only on change of ownership or new construction - a calculator must model tenure/purchase year, not current market value alone.

Closing costs — an estimate, labelled

The CFPB puts typical buyer closing costs at 2–5% of the loan (origination, appraisal, title, prepaid escrows). The default here is 3% and the field is yours to change — no official schedule exists, and this page will not pretend one does. California transfer/recording charges sit inside that range for most purchases.

Frequently asked questions

Why is the same loan dearer here than in another state?

Property tax. At 0.72%, California adds $462 a month on the median home — in the highest-tax states that rivals a full percentage point of interest rate.

Is the tax figure my actual bill?

No — it is the state's median effective rate applied to your price. Assessments, exemptions (homestead and others) and local rates move real bills both ways; the county assessor's figure governs.

What about PMI?

Below 20% down, lenders usually add private mortgage insurance (roughly 0.3–1.5% of the loan per year) until you reach ~20% equity. It is not in the default total — add it to the insurance line mentally if it applies.

Sources & verification. Property tax: U.S. Census Bureau, American Community Survey 2025 1-year estimates (median real estate taxes paid ÷ median home value = effective rate — survey medians, labelled as such; your parcel’s bill follows its own assessment and local rates). Closing costs: CFPB guidance that buyers typically pay 2–5% of the loan in closing costs — an estimate range, adjustable on the page. Verified 4 November 2026.
